What We All Should Know:

Moulds are naturally occurring and an essential part of our environment. They can be found almost everywhere, outdoors and indoors, and have inhabited the earth for millions of years. In recent years, the issue of mould and its potential health risks to homeowners and building occupants has increasingly attracted public attention and concern; legitimate in some cases, exaggerated in others.

Mould growth indoors is unacceptable. If mould is suspected, testing should be done by a qualified environmental services consultant.

Once the presence of mould is confirmed it should be safely removed by an IICRC Certified firm, such as DSG Restoration Services.

Preventative maintenance is the key. Identify and control sources of unwanted moisture such as malfunctioning HVAC systems, water leaks, wet window sills and wet building materials.If the area or item can be restored or if it will need to be replaced

All mould spores contain allergenic properties.

Some types of mould such as Penicillium, Aspergillus Fumigatus, Fumigatus, Stachbotrys, and Chetomium contain toxigenic properties.

All mould spores will retain their allergenic and toxigenic properties, EVEN IF THE MOULD SPORES ARE DEAD.

Fact: Mold can start to grow as quickly as 48HRS after initial flooding if proper steps are not taken to dry all wet contents and building materials.
Fact: The only way to prevent mold growth is to keep all building materials dry and to maintain indoor relative humidity levels between 30% and 45%.
Fact: Mold can grow in warm, moist environments but it can also grow in colder environments as well.

Fact: They optimum conditions under which mold can grow are: relative indoor humidity levels above 50%, with indoor temperatures above 75 degress F, presence organic ingredients, presence of moisture and darkness (lack of proper air exchange).

Fact: Dogs are the only tool available at present that can pinpoint mould growth in walls without opening up the walls unnecessarily.

Fact: A certified mould dog can detect mould in buildings faster and cheaper than conventional testing which would involve laboratory samples of the entire building. The dog can lower laboratory testing fees by lowering the amount of samples required.

Fact: Police estimate that there are over 15,000 illegal Marijuana Grow Houses in Ontario. This would mean that an average neighbourhood could have 1 to 2 grow ops every few blocks.

Fact: Mould Can Hide…Just because you can’t smell it or see it…doesn’t mean it’s not there.

Fact: As of January 2009, for any property deemed to have been used as a Marijuana grow op (issued a make safe work order against it), the City of Markham requires that an professional engineer be hired by the property owner to conduct the initial testing and assessment, oversee all aspects of the remediation, conduct clearance testing and ensure all items on the make safe order have been rectified.

A Qualified Remediation Contractor Should:

    1. Have $5,000,000 of liability insurance.
    2. Have up to date WSIB coverage.
    3. Be IICRC or IAQA certified mold remediators.
    4. Not use inexperienced day labour (casual labor) on their job sites.
    5. Have experience in remediating all types of projects (ie. residential, commercial, multi residential).
    6. Be willing and able to give you a good cross section of references.
